Manchester Office Space Receives Attention from Media Firms

The study of office trends in Manchester suggest that despite having been hit hard by recession, the overall picture of Manchester’s property market is quite encouraging.

The study conducted by property consultancy Drivers Jonas reported that despite the low take up of office spaces in year 2009, the rents have not gone down substantially. The market witnessed a decline of 50p in prime rental rate, though the rent-free tenancies of more than two years on a lease of ten years have increased markedly.

According to the statistics last year take-up of office space in Manchester was hardly 809,000 sq ft amounting to £147 and taken up in city centres and not in business park areas. Further most of the leases were for spaces below 5,000 sq ft. The overall revenues from rentals dropped down to half of last years and 20% of the year before that.

The report also pointed out that Manchester is one of the only two cities covered by the report that will have new desk space to rent to the extent of 250,000 sq ft in 2010, which despite being the lowest availability in last five years will cater to the increasing demands from outside.

The demand has mostly come from media firms that are looking for new space for their sets as well as office spaces. One such firm that has shown interest in the property is TV channel ITV that wants a six-acre set for Coronation Street with additional 45,000 sq ft office space.

Since the rentals will show a little drop on account of leases with rent-free periods of more than two years in ten years term, the report forecasts a lower prime yield of 6% in 2010.

This new property was taken because prior to this, the Trust had shared office space along with two other departments of BBC in a building owned by the corporation. When this building was sold off, the BBC offered space to the trust in another building of the corporation, but the Trust rejected it and went in for this new property saying that this will safeguard its independence.

This action of the BBC Trust has come under the scanner because it is seen as unnecessary. The Culture secretary has given the government’s view by saying that they will support the corporation. The opposition Tories have threatened the dissolution of the Trust if they come to power after the next general elections.

At a time when the Trust is facing the threat to its existence, the action seems unwise. The report of the National Audit Office would further provide detailed information about a project estimated at a cost of twenty million and two years. This would further damage the reputation of the Trust prompting the shadow minister to question the logic of spending so much money by a Trust, the sole objective of whose existence is to look after proper utilisation of public money.

Songbird to Receive Funds from Qatar Holding and China Investment Corporation

Songbird Estates has decided to buy an extra 8.5% equity in one the most successful estate developers in London, Canary Wharf Group (CWG). It is one of the prime business locations in the heart of London, and Songbird has already acquired around 30 buildings in the area.
